True story. By far the most expensive home I have owned. I bought it sight unseen. I was in Norway and the wife was in Austin on the home search. She found it after looking for almost 1-1/2 months. Called me up and said "this is the one". I pulled the trigger. She was right, we couldn't be happier.

Haha, glad I am not the only one to buy a house sight unseen. Was way under market value, I wasn't able to see it the day it cane available, three offers came in and turned into a bidding war. My family thought I was crazy, now t(2 years later) they can't believe how good a deal it was.
Realtor keeps calling says I can make a lot of money if I relist it. But can't find anything else that I like for a price that works!!

We house hunted for 3 years and made an offer on our lake house sight unseen within 1 hour of it hitting MLS. By the time we got to tour the house the next day, there was already a nice little stack of business cards left behind by realtors who had been giving showings over the past 24 hours. Fortunately we had it tied up with a contract or we would have been in a bidding war. We enjoy the heck out of it and I look forward to this view getting out of my car every Thursday or Friday during the warm weather months.

Re: Who owns a Lake Home ? Advice needed
We have a modest cabin in a small community on Lake Winnipeg. It is an hour drive from our house and we go up every weekend in the summer. Before I got married I sailed with a buddy on Lake of The Woods Ontario every weekend. That drive was 3 hours door to door. We would leave work at 3:00 on Fridays, have supper with other sailors on the dock on Friday evening. Everyone headed out on the lake Saturday morning and by noon Sunday we were sailing back to the harbour and left the marina at 5:00pm getting home at 8:00PM.
It was more beautiful than the views on Lake Winnipeg but, 3 hours X2 every weekend is a long hike. I can't imagine I would have done the drive if it was any longer. But, everyone is different.

I pretty much did the same thing Cycle. I put a offer on mine about 3hrs after it hit the MLS. I called the agent right away to setup a showing for that weekend. She told me I was already the 9th person that had called to setup a showing. So I called the wife and said if this is the place you want I am going to buy it. Called her right back and put in an offer and it was accepted. Since then I have seen similar condos in my complex sell for 25-30% more than what I paid for mine.cycleboater wrote: Thu Oct 11, 2018 7:28 am We house hunted for 3 years and made an offer on our lake house sight unseen within 1 hour of it hitting MLS. Thank you, this is on Lake Norman in NC. I love it too. We had the new dock built last fall. The prior dock was uncovered and pushing 40 years old. The fingers were unsteady and were near impossible to walk on after a cocktail or two. Busted and splintered boards too. Here is a photo of the original pier/dock with the Formula.ajcampen wrote: Thu Oct 11, 2018 7:56 amLove your dock! Here is a close up photo of the new dock on the day that sold the Formula and took delivery of the Cobalt. Selling a boat and buying a boat on the same morning was certainly a good day for a boater (other than being an overcast)

That's a great story and it sounds like you made a good buy. We had a lake condo prior to buying the house. We bought the condo at the top of the market in 2008 and it promptly dropped in value the same year. It took 10 years for the buying frenzy at our complex to come back. Condo sales lagged the housing market on our side of the lake. Last spring, we watched a couple of units sell very quickly and heard of other willing buyers. So we put the word out that we were sellers and had a contract after one showing. We miss the impromptu parties with neighbors by the pool, but sure do appreciate the extra space for our large crowd at the house.tgrace98 wrote: Thu Oct 11, 2018 9:52 amI pretty much did the same thing Cycle. Yeah as much as I would love a house it just isn't in the cards for us right now. The Condo is 3.5hrs away from our current home and with us both still working full time it just would be to much work taking care of a lake home. We will have a home with our own private dock one of these days. Just probably not for another 10-15 years. So for right now the condo serves us for our needs. The getaway we can just lock the door and forget about until we make it back the next time.

I definitely get it. The condo was exactly the right property for us while owned it. I had far less time to tend to a 2nd house when the kids were young and into activities. The lock and leave aspect was great.tgrace98 wrote: Thu Oct 11, 2018 12:34 pmcycleboater wrote: Thu Oct 11, 2018 11:39 amThat's a great story and it sounds like you made a good buy. Re: Who owns a Lake Home ? Advice needed
We've move progressively closer to the lakes as time has gone on. Now we have out grown our current home, which is in a small close knit hoa half a block from a private launch and beach, and a slip for our boat on a quiet channel. We're looking to upgrade to a waterfront home, preferably in our neighborhood but that's a tall order. If we leave this neighborhood we've found much bigger, nicer homes more inland which would require us to get a slip at a marina. We've been in a holding pattern trying to make a decision...once you experience Lake life, in a neighborhood that feels like family, it's though to imagine anything else.
Being on the water does have its downside occasionally...

*** UPDATE ***
We have made an offer, another counteroffer and finally our last offer on a home on the lake at LOTO. Unfortunately the seller and I are still apart on price and a couple of smaller issues. We have each made our final offers yesterday and could not agree so... I'm moving on. It Saul Goodman, we will keep looking and something else will come along that's even better.
